Our solution, SeRentGoon, was a one-stop Property Rental application which aimed to improve landlord-tenant relationship experience and cover the process from start to end.
Existing Solutions
In our initial market research, we found that most existing application/websites such as PropertyGuru and 99.co were dominated by property agents, and to post their properties for rental on these applications/websites, the landlords would have to go through the property agents and pay a percentage of fees, but they helped to facilitate the process of arrange tenancy agreements. Additionally, there was no support on tracking rental payments. On the other hand, other websites like Carousell or ohmyhome allow for informal listings without the intervention of property agents, but they lacked support for formalized agreements such as the tenancy agreement.
All these solutions only catered to initial search and viewing and there were no follow-up product features, and solutions are generalized in the sense that e.g. PropertyGuru allowed for property listings by Agents only, while Carousell allowed for Item listings. None of these were catered to property listings by landlords.
We wanted to focus on the post-transaction relationship and provide a comprehensive platform for landlord-tenant issues, thereby improving the rental experience by promoting both clarity and accountability.
What we offer and how we will beat the market
Our key features included smart contracts, rental payments, housekeeping features (issue management between landlords and tenants), and communication.
The smart contracts was meant to help landlords with the formalized agreements so that they did not have to go through the property agents to sign a formalized agreement with the tenants.
Housekeeping management aimed to handle any issues between the landlords and tenants - for e.g. air-conditioner was not working, tap was spoilt, etc. It also allowed landlords and tenants to communicate on raised housekeeping matters and resolve them.
Rental Payment was aimed to help landlords track payments, especially since most rentals had recurring payments.
